Sewri – The New Address of Luxury

Sewri (IAST: Śivdī, [ʃiʋɖiː]) is a hamlet on the eastern fringe of South Mumbai, in Maharashtra, India. It is also the name of a station on the Central Railway’s Harbour Line.

Sewri (called Shivdi / शिवडी) is a small village on the eastern bank of Parel Island, one of Bombay’s original seven islands. Sewri has a fort dating back to 1770. The Agri-Horticultural Society had built grounds in Sewri, which Arthur Crawford, then the Municipal Commissioner of Bombay, purchased in 1865 to build a European cemetery. The Bombay Port Trust owns a large portion of Sewri and has included it in its harbour infrastructure. Sewri’s mangrove swamps were designated as a protected ecological area in 1996. Lesser flamingos from other regions of India flock to these mangroves to breed. The locality’s coastal area contains the Sewri mudflats, which constitute a wetland. The flamingos visit the mudflats from October to March each year. These mudflats are located near the Sewri jetty, a 20-minute walk from the Sewri Railway Station.

Sewri East has a number of industrial facilities, particularly those in the petrochemical industry. Sewri West is predominantly residential, including housing societies such as Sewri Koliwada, BDD Chawls, and Mulraj Bhuvan. The Mulraj Bhuvan Group (MBG) is a well-known local sports and social club. Dnyaneshwar Nagar, Shivaji Nagar, Gulmohar Society, Labour Camp, and Bhatwadi, all built by the British in 1925, are also here. The market area is known as “Sewri Naka”.

The opening up of mill lands and Mumbai Port Trust lands for development has resulted in a surge of construction activity in the area. The Mumbai Metropolitan Region Development Authority (MMRDA) is planning a transharbor link between Sewri and Nhava Sheva, which threatens migratory flamingo habitats.

Sewri is also known for its Flamingo Point.

Sewri Flamingo Point is around 1 km from Sewri Railway Station. The point contains vast mudflats that provide a safe winter habitat for flamingos. The mudflats are rich in algae, which attracts flamingos, who migrate to India each year between October and March to avoid the severe winters.

Location Advantage: Sewri

Sewri’s location advantage is its strategic connectivity, providing quick access to both South Mumbai’s corporate hubs and Navi Mumbai via the Mumbai Trans Harbour Link (MTHL), providing easy access to both business and residential areas. Its central location offers easy access to BKC, Lower Parel, Fort, Navi Mumbai, and the airport, making it a popular residential choice.

Connectivity:

The neighbourhood is well-connected via the Eastern Freeway, Harbour Line train, and Monorail. The Mumbai Trans Harbour Link (MTHL) and Sewri-Worli Connector are making transit to Navi Mumbai, Western suburbs, and South Mumbai more efficient and convenient.

Infrastructure Growth:

Mega infrastructure developments are making Sewri a future-ready micro market. The MTHL has decreased travel time to Navi Mumbai to approximately 20 minutes, while the Sewri-Worli connector will connect the Eastern Freeway to the Western suburbs. The developments establish Sewri as a new growth corridor for the city.

Heritage & Nature:

Sewri combines history with natural beauty. The Sewri Fort, with its panoramic harbour views, reflects the area’s oldworld beauty. The famous Sewri mudflats, which draw thousands of migratory flamingos each year, provide a peaceful respite within the city.

Rising Real Estate Potential:

Sewri has emerged as one of Mumbai’s most rapidly rising real estate markets. The area offers premium residential projects, harbour-facing houses, and rising property values (12-15% YoY increase), resulting in substantial capital appreciation and lifestyle appeal for both end-users and investors.

Social Infrastructure:

Residents have access to prestigious schools like JBCN International, hospitals like KEM and Tata Memorial, and retail and leisure centres in Lower Parel and Worli. Sewri is an ideal location for modern families due to its comprehensive amenities.

Why Sewri is Redefining Mumbai’s Lifestyle

Sewri is revolutionising Mumbai’s lifestyle by transitioning from a neglected industrial sector into a leading residential hub that offers a unique blend of improved connectivity, luxury waterfront living, and access to nature.

Mumbai Trans Harbour Link (Atal Setu)

India’s longest sea bridge connects Sewri and Nhava Sheva (about 21.8 km, six-lane grade road).

Reduces travel time between South Mumbai and Navi Mumbai from ~1.5 hours to ~20-22 minutes, improving regional connectivity.

Sewri–Worli Elevated Connector (SWEC)

The 4-4.5 mile elevated road connects Sewri (MTHL) to Worli and the Coastal/Bandra-Worli corridors.

This project is expected to handle 15-20% of MTHL traffic and reduce congestion in downtown Mumbai by providing continuous, signal-free east-west transit.

Mumbai Coastal Road

The western coast features a grade-separated, 8-lane motorway (Marine Lines to Worli are operational; the entire length to Dahisar is under construction).

Reduces travel time between South Mumbai and Western suburbs from 2 hours to ~40 minutes and interacts smoothly with the elevated connector network.

Proposed Extension – Metro Line 11

A new metro line connecting Wadala to CSMT spans 12-16 kilometres and features 14 stations, including Sewri, Byculla, Bhendi Bazaar, and Crawford Market.

Easily connects Sewri to South Mumbai’s corporate areas and Central Mumbai, seamlessly connecting with Metro Line 3 (Colaba-BKC-SEEPZ) and suburban rail, saving travel time and increasing real estate value.

Metro Aqua Line 3 (Phase – Aarey to Cuffe Parade)

The project is currently in progress and partially operational, with a potential extension to include Sewri via Line 11.

Fast subsurface transit provides long-term relief and increased connectivity.
