Real estate is currently one of the most profitable investment options. Sewri (also known as Shivdi or शिवडी) is a small settlement on the eastern bank of Parel Island, one of Bombay’s original seven islands. The fort at Sewri dates back to 1770. Carpet Area

The carpet area criteria are the same across all Sewri units.

This includes:

  1. Carpet was to be put over the entire floor space.
  2. The thickness of the walls separating the rooms.
  3. If there is a staircase, it must be located inside the property.

It DOES NOT include:

  1. The area enclosed by the external walls.
  2. Areas underneath service shafts.
  3. Exterior areas, such as the balcony, veranda, terrace, and flower gardens.

Built-up Area.

The Built Up area is the total of the carpet surface plus the space covered by the separating walls and balconies. The built-up area is usually 20-30% larger than the carpet area.

A simple formula for calculating the built-up area is:

Built-up Area = Carpet Area + External Wall Thickness + Balcony Area + Exclusive Corridor

Super Built-up Area or Super Area

A Super Built Up, often known as a super area, is the total saleable area that comprises the built-up area as well as common areas such as the staircase, lobby, hallways, lifts, and amenities such as gardens and a clubhouse on the building’s property.

Loading Factor

The loading factor refers to the difference between the property’s super built-up and carpet areas. To compute the loading factor, we use the formula:

Super built-up area equals carpet area (1 loading factor).

So, if the loading factor is 1.3, the 0.3 component corresponds to the building’s outside walls and amenities.

To make things simpler, it is also represented as a percentage. If the loading is said to be 30%, it signifies that the developer has included 30% of the carpet area in the construction.

The Real Estate (Regulation and Development) Act, 2016 (RERA) requires property prices to be calculated on the RERA carpet area, which is defined as the net useable floor area excluding outer walls, balconies, and shared areas. This regulation ensures transparency, prohibits developers from inflating costs with excessive built-up area, and allows buyers to pay just for usable space.
