The Rustomjee 10% Payment Plan is a new payment plan for potential customers. It is a developer-funded CLP Pre-EMI scheme that lets you book your home by paying just 10% upfront. During construction, Rustomjee prepays the interest on the disbursed loan, so you pay no EMI during the CLP Pre-EMI period.
It is a developer-funded payment plan that lets you book a home with a low upfront amount and pay no EMI during construction. You pay just 10% of the Agreement Value on booking, and a further 10% only much later, nearing the OC date and possession, while your home loan funds the rest. Rustomjee prepays the interest on the disbursed loan through the CLP Pre-EMI period.
You pay 20% of the Agreement Value (10% on booking and 10% nearing OC), plus stamp duty at 6% of the Agreement Value, registration charges (around INR 30,000 as applicable), GST at 5% on each demand, and TDS of 1% where the Agreement Value is above INR 50 lakh. These statutory charges are your own outlay and are not funded by the loan.
No. Rustomjee prepays the interest on your disbursed loan through the CLP Pre-EMI period, so you carry no EMI and no pre-EMI while your home is being built.
Your regular EMI, or pre-EMI if applicable, begins only after the CLP Pre-EMI period ends, on the date set out in your loan and tripartite agreements. The CLP Pre-EMI period is fixed, so the start of your EMIs is known in advance.
The CLP Pre-EMI scheme is offered through ICICI Bank and Axis Bank. Each bank applies its own interest rate, terms and approval criteria, and your final sanction rests with the lender you choose.
Eligibility follows the bank's standard home-loan criteria: your age, income and repayment capacity, employment or business stability, credit score and history, and KYC and documentation.
Yes. NRIs are eligible, subject to the bank's criteria, RBI regulations and documentation, with payments and loan servicing routed through NRE or NRO accounts as applicable.
No. Banks are required to disclose all charges. Review your sanction letter, loan agreement and scheme terms so you understand the processing fee, legal and technical charges, insurance if opted, stamp duty, registration, GST and other applicable taxes.
Yes. The structure can be adjusted to your eligibility and the bank's assessment. Funding is capped at 80% of the Agreement Value; if your eligibility is lower, you simply contribute the balance.
Yes. You can make part-prepayments or foreclose the loan, subject to your loan terms. As per RBI rules, there are no prepayment or foreclosure charges on floating-rate home loans for individual borrowers.
Yes. You can generally claim tax benefits under Sections 80C and 24(b) of the Income Tax Act after you take possession of the home.
Every participating Rustomjee project is MahaRERA-registered. Your payments are held in a dedicated escrow account and released against verified construction milestones per MahaRERA norms, with defined recourse in case of delay.
