When Does Home Loan EMI Start for an Under-Construction Home?

Few questions cause as much confusion at the loan-sanction stage as this one: if my flat isn't ready yet, when does my EMI actually begin? The honest answer is that it depends on how your loan is disbursed, what your sanction letter says, and whether your payment plan is structured to push that start date out to possession.

A quick summary:

  • On an under-construction home, EMI doesn't begin the day you sign the loan; it follows how and when the bank actually disburses the money.
  • Most buyers pay Pre-EMI, interest only on the amount disbursed so far, until the loan is fully released or possession nears.
  • A developer-funded plan can push your EMI start to after possession altogether, since the developer covers interest during construction.

What Is an EMI and When Does It Begin on a Home Loan?

An EMI, or equated monthly instalment, is the fixed monthly repayment covering both principal and interest on a home loan. Here are the 4 elements that make up an EMI:

  • Principal (the actual loan amount borrowed)
  • Interest (the cost of borrowing, calculated on the remaining balance)
  • Repayment schedule (the tenure and frequency for the repayment of the loan)
  • Disbursement stage (how much of the sanctioned amount has actually been released so far)

On a ready, move-in home, this is straightforward: EMI starts soon after the loan is fully disbursed. On an under-construction home, the answer depends entirely on how the loan is released, since the bank rarely hands over the full amount on day one.

How Does Staged Disbursement Affect When EMI Starts?

The National Housing Bank directed all Housing Finance Companies in late 2025 to ensure loan disbursement is strictly linked to construction stages.

A bank funding an under-construction purchase releases the loan in tranches. It is why EMI timing differs from a ready-home loan:

  • The loan is sanctioned, but only a small portion.
  • Further tranches follow as the building reaches each verified construction stage.
  • Interest accrues only on the amount actually disbursed.
  • Once the loan is close to fully disbursed, repayment shifts toward a full EMI.

What Is Pre-EMI and How Is It Different From Full EMI?

The difference confuses a lot of first-time buyers, so it's worth being precise about:

Pre-EMI

Full EMI

What You Pay

Interest-only, on the disbursed amount

Principal plus interest

Pre-EMI: lower monthly outflow

The principal balance stays untouched

The principal balance reduces every month

Full EMI: The loan actually shrinks

When Does the Pre-EMI Period End and Full EMI Begin?

The Pre-EMI phase typically runs as long as construction continues. It is converted to full EMI once the loan is fully disbursed or possession draws near.

At an under-construction address such as Rustomjee Privé in BKC Annexe, a luxury gated tower of 3 BHK homes (just two to a floor) with a pool, gym and banquet hall among the amenities, disbursement tracks build progress closely. This way, the shift from Pre-EMI to full EMI follows the same construction calendar as the payment plan itself.

What Does the Sanction Letter Specify About EMI Start?

The Reserve Bank of India mandates that all new retail loans, including home loans, come with a standardised Key Facts Statement (KFS). It explicitly discloses the “commencement of repayments, post-sanction” as one of its required fields, alongside the sanctioned amount and interest rate.

Before signing, check for:

  • Sanctioned amount: The total loan approved, distinct from what's been disbursed so far
  • Interest rate and benchmark: Fixed or floating and linked to a specific external benchmark
  • Disbursement conditions: What influences the release of each tranche
  • Pre-EMI or full EMI choice: Whether you have any say in which applies during construction
  • The EMI start trigger: The specific event, full disbursement, possession, or a fixed date that begins full EMI
  • Tenure: The total repayment period, and how a delayed EMI start affects it

How Does a Developer-Funded CLP Pre-EMI Payment Plan Shift EMI Start to After Possession?

Under a developer-funded CLP Pre-EMI structure, the developer prepays the interest on the disbursed loan for an agreed CLP Pre-EMI period. The buyer pays no EMI during that window at all.

Repayment, whether that's Pre-EMI or full EMI, depending on the specific agreement, begins only once that period ends. This is a tripartite arrangement between buyer, lender and developer.

What Do Buyers Pay Upfront Under a Developer-Funded CLP Pre-EMI Payment Plan?

A buyer typically pays 10% of the Agreement Value on booking and a further 10% nearing the Occupancy Certificate (OC) date, plus GST, stamp duty and registration, and other cost-sheet charges. The approved home loan funds the rest: 75% across construction milestones and 5% at the final demand, against the Agreement Value only, since GST and registration are never loan-funded.

How Should Mumbai Buyers Plan Cash Flow Around EMI Start?

Planning cash flow around a staged EMI start means looking beyond the payment plan brochure and into the loan's own interest-rate mechanics. Nearly all Indian banks, including State Bank of India's own published rates, now link floating-rate home loans to an external benchmark such as the RBI's repo rate, with the effective rate resetting periodically rather than being fixed for the loan's full tenure.

Here’s a quick cash-flow planning checklist before booking:

  • Map your no-EMI or Pre-EMI window against rent: Know exactly how long you'll pay both, if at all.
  • Confirm the EMI start trigger in writing: Check your sanction letter's KFS, not a verbal assurance.
  • Check floating-rate reset terms: Understand how often your rate can change once EMI begins.
  • Factor in tax benefits after possession: Section 24(b) interest deductions apply only once construction completes, not during Pre-EMI.
  • Build a buffer for a delayed possession scenario: Know what happens to your EMI timeline if the project overruns its RERA date.

A staged-disbursement purchase at a project such as Rustomjee Stella in Bandra East, a standalone, G+23 tower with just four apartments per floor, offering 2 and 3 BHK homes with amenities spread across three levels and a rooftop that alone holds five separate leisure zones, shows how this plays out in practice.

Frequently Asked Questions

EMI, or more commonly Pre-EMI, typically starts once the first tranche of your loan is disbursed, though a developer-funded plan can defer your own outgo until possession.

Pre-EMI is interest-only on the amount disbursed so far. On the other hand, full EMI repays both principal and interest and reduces your loan balance from the start.

Yes, principal repayment deductions under Section 80C and the full Section 24(b). The interest benefit only becomes available once possession is taken, no matter when your Pre-EMI payments began.

Under a standard loan, EMI can start well before possession as tranches are disbursed; under a developer-funded plan, the two are typically aligned so your own EMI outgo begins only at possession.
