Ask any Mumbai or Thane homebuyer what worries them about a home loan, and prepayment charges are rarely far from the conversation. For years, closing a loan early meant paying for the privilege. That's changed. A series of Reserve Bank of India (RBI) directions has all but done away with home loan foreclosure charges for most residential borrowers, though the fine print still matters.

What Are Home Loan Foreclosure and Prepayment Charges?

Foreclosure is when you clear the entire outstanding principal in one go, and the loan account shuts for good: full loan closure, no instalments left to run. Part-prepayment is when you put a lump sum toward the loan principal on top of your regular EMIs, and the loan carries on, just with a shorter tenure or a lighter EMI from that point forward. 

Does the RBI Allow Foreclosure Charges on Home Loans?

Since a set of directions issued from 2012 onward, the RBI has stopped banks and NBFCs from charging what most people still call home loan foreclosure charges (or a prepayment penalty, more formally) on floating-rate loans taken by individuals for non-business purposes. A fixed-rate loan is the exception: the lender can still levy a charge there, as long as it was spelled out upfront in your loan agreement.

That protection holds as long as:

  • The loan carries a floating (not fixed) rate of interest
  • The borrower is an individual, with or without a co-obligant
  • The loan was sanctioned for a non-business, personal purpose such as buying a home
  • The lender is a scheduled bank, co-operative bank, or NBFC regulated by the RBI

How Does a Floating-Rate Home Loan Affect Prepayment?

A floating-rate home loan doesn't run on a fixed number; it's pegged to an external benchmark, usually the Repo-Linked Lending Rate, with a spread added on top based on your credit profile and the lender's margin. Move the repo rate, and your EMI or tenure moves with it. 

That's exactly why lenders can't charge you home loan foreclosure charges for leaving early: the rate was never locked in on their end, so there's nothing fixed for them to protect.

When Should You Prepay or Foreclose a Home Loan?

Prepaying early in the tenure, while interest still makes up most of your EMI, tends to deliver the biggest interest saving and the sharpest tenure reduction. Past that, it's more of a judgement call.

How Do You Foreclose a Home Loan Step by Step?

Under the RBI (Pre-Payment Charges on Loans) Directions, 2025, your lender has to disclose every applicable charge upfront, in the sanction letter and loan agreement, so it's worth keeping that paperwork on hand as you work through the following:

  • Ask your lender for a foreclosure statement confirming the exact outstanding balance.
  • Check there's no undisclosed foreclosure charge tucked into your account.
  • Pay the full outstanding amount through the lender's approved mode.
  • Collect your no-dues certificate, also known as a No Objection Certificate (NOC), confirming the account is closed.
  • Retrieve every original property document the lender was holding as security.
